Contracts Explained


Managed Contract
Stage 1

We will come along and talk to you about your project and give you all the advice you need, we will then instruct a quantity surveyor to work out what the project will cost and prepare you a estimate inclusive of everything required to complete the agreed job.

NB: A project manager will be on site at all times ensuring that materials, contractors and the running of your project are within then timescale and budget agreed.

Stage 2

Once you have accepted our estimate, we then instruct our suppliers to open an account in your name for all materials needed on the job, references will be required and upon acceptance you will be responsible for the maintenance of that account on a monthly basis. This means that you will acquire all the discounts and special deals. 

Stage 3

Upon acceptance of the trade account with the supplier, we will then confirm a date when the work is to commence and all materials required will be ordered and delivered to the site, upon starting wages will be paid to the craftsman on a weekly basis by yourselves, this again gives you full control and the best possible rates.

Stage 3

On completion of your project we will ensure that all machinery and waste materials are removed from the site, and at that point any outstanding monies will be paid and the job signed off..

Also at that point the trade accounts can be closed if you wish. 

Non - Managed Contract

Upon acceptance of the estimate and start date an interim payment in the case of a wall or patio or similar job will payable when all materials are on site and stage payments thereafter.

In the case of a house build or extension again stage payments will be required at agreed stages of the job

ie:1st payment: footings and over slab. 2nd payment: First floor and unto wall plate.  3rd payment: completion of roof.  4th payment:  Interior to first fix (electrics, plumbing, plastering)  Final payment: on completion.

Bricklayers, Carpenters, Roofers, Plumbers, Gas & Heating fitters, Electricians, Tillers, Landscaping, Driveways and Patios, Scaffolders, Plasterers, Glazers, Architects, Plans Drawn and submitted. Quantity Surveyors, Project Managers.
